24 Flex Inc. (collectively, “24 Flex,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy explains how we collect, use, disclose, retain, and protect personal information when you visit www.24flex.net, communicate with us, attend an event or consultation, submit a form or application, or request real estate brokerage, property management, mortgage, rental, investment-related, or other services.

Additional notices may apply to particular services. Mortgage customers may receive a separate federal financial privacy notice, and rental applicants may receive separate consumer-report disclosures and authorizations. If a specific notice conflicts with this general policy, the specific notice controls for the information and service it covers.

By using our website or providing personal information, you acknowledge the practices described below. If you do not agree, please discontinue use of the website and do not submit information through it.

1. Scope

This policy applies to personal information controlled by 24 Flex in connection with its business. It does not apply to information governed exclusively by another legally required privacy notice; employee or contractor information covered by a separate notice; deidentified or aggregated information; or third-party websites and services governed by their own policies.

Depending on the transaction, 24 Flex may act as a real estate broker, property manager, mortgage broker or advisor, landlord’s agent, or service provider. Other participants in a transaction process information under their own legal duties and privacy practices.

2. Personal Information We Collect

The information collected depends on your relationship with us and the services requested.

Identifiers and Contact Information

Name, alias, signature, mailing and property addresses, email address, telephone number, date of birth, online identifiers, account credentials, government-issued identification, and similar identifiers.

Real Estate and Property Information

Property ownership, vesting, address, type, age, condition, features, occupancy, photographs, videos, floor plans, inspection and repair information; purchase, sale, listing, leasing, or investment preferences; offer terms, transaction documents, disclosures, contracts, desired price, timelines, and relocation information; and utility, vendor, insurance, HOA, tax, maintenance, and property-management records.

Mortgage, Credit, and Financial Information

Income, assets, liabilities, expenses, employment, occupation, source of funds, bank and investment information, credit history and scores, payment history, bankruptcy information, tax returns, W-2s, 1099s, pay statements, bank statements, loan preferences, Social Security or taxpayer identification number, driver’s license, residency information, appraisal, insurance, title, escrow, underwriting, and closing information. We may also collect demographic information when required for government monitoring or fair-lending compliance.

Do not send Social Security numbers, financial statements, tax documents, passwords, or identification documents through ordinary email or open website fields. Use only a secure submission method authorized by us.

Rental Applicant and Tenant Information

Identification and contact information; intended occupants; employment and income; rental history; references; emergency contacts; application documents; credit, eviction, criminal-history, identity, or other screening information permitted by law; lease terms; rent and payment history; deposits; maintenance requests; inspections; notices; vehicle and pet information; and reasonable-accommodation records when lawfully required.

Communications and Content

Emails, telephone calls, voicemails, text messages, contact forms, chat messages, social-media messages, uploaded documents, photographs, videos, reviews, surveys, appointment requests, and related metadata. Calls may be monitored or recorded only after any notice or consent required by law.

Internet, Device, and Usage Information

IP address, device and browser type, operating system, language, approximate location derived from an IP address, referring and exit pages, pages viewed, links clicked, forms started or submitted, dates and times of visits, cookie or advertising identifiers, campaign attribution, diagnostic information, and website-security data.

Inferences, Preferences, and Sensitive Information

We may infer likely service interests, property preferences, or communication preferences. Depending on a requested service, we may collect sensitive personal information, including government identifiers, account information, credentials, demographic information collected for legal compliance, and disability-related information necessary for an accommodation. We use sensitive information only for legitimate operational, security, transaction, compliance, and service purposes permitted by law.

3. Sources of Information

We may obtain personal information:

  • Directly from you through forms, applications, contracts, meetings, and communications;
  • From your authorized representatives, co-applicants, household members, employers, references, attorneys, accountants, or agents;
  • From property owners, tenants, buyers, sellers, brokers, lenders, processors, underwriters, appraisers, inspectors, escrow and title companies, insurers, HOAs, contractors, and other transaction participants;
  • From consumer reporting agencies and tenant-screening providers after obtaining required authorization;
  • From public records, multiple listing services, court or county databases, licensing sources, social networks, and real estate platforms; and
  • From website hosts, analytics providers, advertising platforms, lead generators, CRM systems, communications vendors, security providers, affiliates, and business partners.

4. How We Use Information

We may use personal information to:

  • Respond to inquiries and schedule consultations, tours, meetings, inspections, or appointments;
  • Provide real estate, mortgage, leasing, property management, and related services;
  • Prepare proposals, analyses, listings, applications, disclosures, offers, agreements, and transaction records;
  • Evaluate properties, borrowers, applicants, tenants, vendors, or investment opportunities;
  • Facilitate screening, underwriting, appraisal, insurance, title, escrow, closing, maintenance, accounting, and owner reporting;
  • Administer leases, rent, deposits, inspections, repairs, notices, and client relationships;
  • Send service updates, reminders, document requests, market information, and legally permitted marketing communications;
  • Operate, secure, analyze, personalize, and improve our website, advertising, systems, and services;
  • Verify identity, prevent fraud, protect people and property, enforce agreements, collect amounts due, and resolve disputes;
  • Comply with licensing, recordkeeping, tax, fair-housing, fair-lending, regulatory, audit, legal-process, and professional obligations; and
  • Fulfill another purpose disclosed when information is collected or with your consent.

5. How We Disclose Information

We may disclose personal information when reasonably necessary and permitted by law to:

  • Transaction participants: Property owners, tenants, buyers, sellers, brokers, agents, lenders, processors, underwriters, appraisers, inspectors, escrow and title companies, insurers, HOAs, attorneys, accountants, notaries, contractors, repair vendors, utility providers, and other transaction participants.
  • Service providers and contractors: Providers of hosting, cloud storage, analytics, advertising, CRM, communications, electronic signatures, document management, payments, accounting, screening, identity verification, mailing, cybersecurity, and professional services.
  • Affiliates and business partners: When needed to provide a requested service, make an authorized referral, or support operations, subject to applicable consent and opt-out requirements.
  • Government and legal recipients: Regulators, licensing authorities, courts, law enforcement, tax authorities, government agencies, and other parties when disclosure is required or permitted by law or necessary to protect rights, property, or safety.
  • Business-transfer recipients: Parties involved in a prospective or completed merger, financing, acquisition, reorganization, bankruptcy, or sale of assets.
  • Parties you authorize: Any person or organization you direct us to contact or authorize us to provide information to.

6. Sale, Sharing, and Advertising

We do not sell personal information in exchange for money. Some online advertising, audience-matching, analytics, or measurement activities may nevertheless constitute a “sale,” “sharing,” or targeted advertising under certain state laws. If an applicable law gives you an opt-out right, you may submit a request as described below.

We do not knowingly sell or share the personal information of consumers under 16 without the affirmative authorization required by law. Where legally required, we will process a recognized opt-out preference signal, such as Global Privacy Control, for the browser or device sending it.

7. Cookies and Similar Technologies

We and our providers may use cookies, pixels, tags, scripts, local storage, and similar technologies:

  • Strictly necessary technologies support security, forms, and core website functions;
  • Preference technologies remember settings and choices;
  • Analytics technologies measure traffic, performance, and engagement; and
  • Advertising technologies measure campaigns, attribute leads, or support audience-based advertising.

You may manage cookies through your browser settings and, if available, the website’s cookie preference tool. Blocking cookies may affect website functionality. Preferences may need to be set separately for each browser and device.

8. Email, Calls, and Text Messages

If you provide contact information, we may contact you about inquiries, services, appointments, applications, properties, or transactions. Where required, we obtain consent before sending marketing communications.

Consent to marketing calls or text messages is not a condition of purchasing a property, product, or service. Message and data rates may apply, and frequency may vary. Use the unsubscribe link in an email, reply STOP to a marketing text, or tell a caller you do not want marketing calls. Reply HELP for text assistance.

We may continue sending nonmarketing messages about an active application, account, transaction, safety matter, or legal notice. We do not disclose mobile numbers or SMS consent records to third parties for their independent marketing. Communications vendors may process this information solely to provide services on our behalf.

9. Mortgage and Financial Privacy

Mortgage-related information may be governed by the Gramm-Leach-Bliley Act, Fair Credit Reporting Act, federal safeguards requirements, and other financial privacy laws. Where applicable, we provide a separate financial privacy notice, restrict access to persons with a legitimate business need, maintain legally required safeguards, and disclose information to lenders, processors, underwriters, credit agencies, settlement providers, regulators, and other parties necessary to provide services or comply with law.

This website policy does not replace a financial privacy notice required for a mortgage inquiry, application, or customer relationship.

10. Tenant Screening and Consumer Reports

After obtaining required authorization, we or a property owner may obtain a consumer or investigative consumer report for a rental application. Screening may include credit, rental history, eviction information, identity and income verification, and other information permitted by law.

Reports are obtained and used only for a permissible purpose. If a report contributes to an adverse rental decision, the applicant will receive any notice required by law, including information about the reporting agency and the right to obtain and dispute the report.

11. Fair Housing and Fair Lending

24 Flex supports equal housing opportunity and does not use personal information to unlawfully discriminate. Do not submit protected-characteristic information unless lawfully requested for government monitoring, fair-lending compliance, a reasonable-accommodation process, or another legitimate purpose. Accommodation records are limited to persons who need the information to evaluate, implement, document, or comply with the request.

12. Security

We use reasonable administrative, technical, and physical safeguards designed to protect personal information. Safeguards may include access controls, authentication, secure storage and transfer methods, provider oversight, personnel procedures, backups, monitoring, and incident response.

No system is completely secure. Ordinary email, text messages, and open website fields may not be secure. Protect your devices and passwords, use our authorized secure methods, and promptly report suspected unauthorized access or fraudulent communications involving 24 Flex. We will investigate suspected incidents and provide notices required by law.

13. Retention

We retain personal information for as long as reasonably necessary to provide services, complete transactions, manage properties and accounts, satisfy real estate and mortgage recordkeeping requirements, meet tax and regulatory obligations, prevent fraud, enforce agreements, resolve disputes, and defend claims.

Retention varies according to the information’s nature and sensitivity, legal requirements, limitation periods, operational needs, and pending disputes or investigations. When information is no longer required, we may delete, destroy, deidentify, or aggregate it. Backup copies may remain until overwritten through ordinary processes.

14. Children’s Privacy

The website is intended for adults and is not directed to children under 13. We do not knowingly collect information online from children under 13. Contact us if you believe a child provided information without appropriate authorization. Information about minors may be collected from a parent, guardian, tenant, or applicant when reasonably necessary for a lawful housing or transaction purpose.

We do not necessarily collect every example from every person. Certain information may be exempt from state privacy laws because it is governed by federal financial privacy law, the Fair Credit Reporting Act, or another legal exemption.

16. California and Other State Privacy Rights

Where an applicable state law covers 24 Flex and the relevant information, you may have the right to:

  • Know and access categories or specific pieces of personal information;
  • Request deletion, subject to legal exceptions;
  • Correct inaccurate personal information;
  • Obtain certain information in a portable format;
  • Opt out of sale, sharing, targeted advertising, or certain profiling;
  • Limit certain uses or disclosures of sensitive personal information;
  • Withdraw consent for consent-based processing;
  • Appeal a denied request where state law provides that right; and
  • Exercise privacy rights without unlawful discriminatory treatment.

We may retain or process information after a request where permitted, including to complete a transaction, comply with law, maintain security, exercise legal rights, or fulfill a reasonably expected internal purpose.

Submitting a Request

Contact us using Section 21 and state Privacy Rights Request. Include your name, contact method, state of residence, the right requested, and enough information to identify relevant records. Do not send a Social Security number, full financial account number, password, or identity document with the initial request.

We may request information reasonably necessary to verify identity and protect against fraudulent requests. We will respond within the time required by applicable law. A request may be denied or limited when verification fails, an exemption applies, records cannot reasonably be linked to the requester, the request is excessive or unfounded, or law otherwise permits denial.

Authorized Agents and Appeals

An authorized agent may submit a request with proof of authority. We may verify your identity directly unless law provides otherwise. To appeal an eligible denial, contact us and state Privacy Request Appeal, including the original request date and a brief explanation.

California “Shine the Light”

California Civil Code section 1798.83 may permit residents to request certain information about disclosures to third parties for their own direct marketing. Identify the request as a Shine the Light Request.

17. Your Choices

  • Email: Use the unsubscribe link.
  • Texts: Reply STOP.
  • Calls: Request placement on our internal do-not-call list.
  • Cookies: Use browser controls or a cookie preference tool, if available.
  • Sale or sharing: Submit a request labeled Do Not Sell or Share My Personal Information.
  • Other privacy rights: Submit a Privacy Rights Request.

We may retain a suppression record to honor an opt-out. Marketing opt-outs do not stop necessary service, transaction, safety, account, or legal communications.

18. Third-Party Services

Our website may link to or embed listing services, mortgage tools, maps, calendars, social media, videos, payment services, electronic signatures, application portals, or other third-party services. Those parties may collect information directly and operate under their own policies. Review those policies before providing information. We do not control their privacy or security practices.

19. Do Not Track and Preference Signals

Because no universal standard governs traditional “Do Not Track” settings, our website may not respond to them. Where legally required, we process recognized opt-out preference signals, such as Global Privacy Control, as an opt-out request for the browser or device sending the signal. A signal may not apply to offline records or other devices unless we can reasonably associate it with you.

20. Changes to This Policy

We may update this policy to reflect changes in services, technology, vendors, or law. The revised policy will appear on this page with a new date. If required, we will provide additional notice or obtain consent before a material change takes effect.
